As plug-in solar panels become available to UK households from 27th August, property owners and landlords may be considering whether they are suitable for their properties. As with any change to a building, it’s important to consider how an installation could affect your Blocks of Flats Insurance, including Landlord Insurance. Before going ahead, check your insurance arrangements and speak to your insurer or broker if you’re unsure whether the installation needs to be declared.

For landlords, freeholders and property managers, resident installations may also raise additional considerations where buildings have communal areas, shared electrical systems or specific lease requirements.

There are also some practical safety considerations. Property owners should make sure the electrical system is suitable for plug-in solar panels, follow the manufacturer’s installation and usage guidance, and use equipment from reputable suppliers.

Panels should be positioned carefully and must not obstruct balconies, communal areas, windows, walkways or fire escape routes.

Darren Bee, Associate Director at Lansdown, says:

“Whenever changes are made to a property, it’s worth considering the impact on your insurance as well as the practical risks. Plug-in solar panels may offer benefits, but property owners should make sure they understand any requirements before installation and that the equipment is suitable for the building.”

The London Fire Brigade has published further guidance for residents, homeowners, property owners and building managers, including advice on installation, electrical connections and fire safety.
