  • Online assessment designed for properties with a reinstatement cost/declared value of up to £5m.
  • Designed for convenience, as it requires no contact between you and the surveyors.

Please note that this option is not suitable for Grade I, Grade II*, Category A or Grade A listed buildings.

Option 2: Enhanced Desktop Rebuild Cost Assessment – £418.00
  • Online assessment recommended for properties with a reinstatement cost/declared value of up to £20m and for any building type.
  • This service also includes a telephone consultation between you and a RICS-accredited surveyor, enabling a discussion of the property’s interior, layout, and any specific details, providing greater insight.
Option 3: Site Assessment – from £596.00
  • For properties with a reinstatement cost/declared value of up to £100m or those requiring a physical inspection, and is suitable for any building type.
  • A RICS-accredited surveyor will attend your property in person to help you better understand the current reinstatement cost of your property.

  • What is a Desktop Rebuild Assessment?

    There is a lot of information about land and property that is now publicly available. Think Land Registry, Google Street View and Ordnance Survey, to name just a few, and you begin to get the picture. When you combine this information with the experience and expertise that exists within RCAs Chartered Surveyors (RICS), they can produce a reliable and, more importantly, an insurance industry-trusted assessment of your building’s rebuild cost without a visit to your property.

  • What is an Enhanced Desktop Rebuild Cost Assessment?

    Put simply, it’s a desktop assessment with an added phone call from one of RCA’s RICS-accredited surveyors to discuss the property in further detail. Previously, when a desktop assessment was not suitable for a property, a site survey was the only alternative. Now, with Enhanced Desktops, this is no longer the case.

  • What is a Site Survey?

    A site visit arranged for RICS-accredited surveyor to assess and gain a full understanding of the property.

  • How long does a Rebuild Cost Assessment take?

    If you’re getting a Desktop Assessment or Enhanced Assessment, this can take up to 14 working days. This allows us at Lansdown to receive the results from RCA, and calculate your recommended pro-rated premium according to the survey, and full details of the assessment will be sent to you.

    For a Site Assessment, there is a lead time of around 4 weeks, depending on location and availability.

  • How much does a desktop Rebuild Cost Assessment cost?

    This depends on what type of survey you will have. For those with a Desktop Survey, the cost is £189.00 and for an Enhanced Desktop Survey, it is £418.00.

    For a Site Survey, prices start from £596.00.

  • What does Declared Value vs Sum Insured mean?

    The declared value (sometimes referred to as ‘Rebuild Cost’ represents the estimated cost to rebuild your property at the start of the insurance period without (and here’s a really important part) factoring in inflation. The sum insured, on the other hand, is the maximum amount your insurer will pay out in the event of a claim. Find out more about what this means in our blog here.

  • Does a desktop assessment take into account the materials the building is made from?

    The buildings are assessed to include as much information as possible, utilising the tools available to RCA at the time of the assessment. The notes within the Rebuild Cost Assessment report will set out what is and isn’t included.

  • Do I need to supply measurements of my building?

    You can leave things like measurements to RCA, even when it’s a desktop assessment.

  • How can I be sure that the information you use to complete the Rebuild Cost Assessment is up-to-date?

    All of the Rebuild Cost Assessment reports are quality assured prior to release by a member of their experienced team. The team have access to up-to-date rebuilding cost data available to guide them, such as the Building Cost Information Service compiled and maintained by the Royal Institution of Chartered Surveyors.

  • Google Street Maps does not show an up-to-date image of the property. Will this affect the assessment?

    RCA uses a number of different sources of information to produce the reports. Their assessment does not solely rely on any one piece of information.

  • Does the assessment take all units/outbuildings into account or are these considered as separate properties?

    Yes, the assessment will include all units/outbuildings within the boundaries of the property up to a limit of 7 and they will be separately recorded. If on receipt of the report a unit/outbuilding has not been recorded, please notify us immediately.
